1) Sell Your House Yourself (FSBO)
PRO’S: You won’t have to pay an agency fees, you have complete control of the whole process. If you are up to the challenge, then you will have complete responsibility for getting the job done.
CON’S: It’s a lot of work to sell your own house, and if you’re not comfortable and experienced in the process of selling a house, it can be overwhelming. You have to deal with:

Who The FSBO Route Is For: If you have the skills, time to handle this whole process yourself and you have no specific time frame to sell, then this may be the way to go. Also you must be skilled in negotiations, contracts, closings, etc. If you need to sell quickly, or don’t want the hassle of having to deal with all this…then this isn’t the way to go for you.
2) Sell Your House Using a Real Estate Agency
PRO’S: Agents have tools which a typical homeowner does not have, such as access to the MLS system. This system will give the agent market information about the area, pricing, recent sold houses similar to yours, and time on market. Also they have access to both interior and exterior pictures of the houses, so you can compare the condition of your house to others on the market and recently sold. They also have access to buyers ready to buy, they’ll take care of the marketing, showing the property, and putting together the closing documents.
CON’S: It can be expensive as the agent’s commission is paid out of the proceeds of the sale of the house at closing. Also a majority of the agents tend to do more traditional marketing methods which can take more than 6 months to get the house sold. During this time, you will still be responsible for incurring all the current costs of maintaining the house, such as mortgage, taxes, repairs, etc. This is called ‘carrying costs’. Most of the buyers are looking to move into the house and typically want you to pay for some, if not all, of their closing costs. This means you get less of an amount at closing. And many times the buyers financing falls through at the last minute and you have to start all over.
Who Working With An Agent Is For: People who aren’t in a hurry to sell, are looking for full market price, can afford to pay real estate commissions, and are willing to wait for the right buyer, that is qualified to close the deal, and that is willing to pay full market price for your house.
3) Selling to a Real Estate Investment Company
PRO’S: It’s a lot faster and a less stressful process. There are no commissions to pay, many times the investor will pay all the closing costs at a reputable title company within a week of all the paperwork being processed properly. Also the most important part is the investor will buy your house ‘as-is’ and won’t require you to do any repairs, clean anything up, or even remove everything from the house. If you don’t want to wait months to close on the house, then this is THE BEST METHOD FOR YOU! You won’t have any ‘carrying costs’ of maintaining it.
CON’S: Just like with anything, there are drawbacks. You typically will be selling at a discount over the market price in return for a fast and convenient closing.
Who Selling To A Real Estate Investor Is For: If time is a major factor in selling your house, then this is your only option. You will be sacrificing on the sales price but remember you won’t have to pay a real estate commission, you won’t have any ‘carrying costs’ and you won’t have any of the hassles you have to deal with the other two methods to sell your house. Remember the investor can close quickly with ALL CASH.
